Rentals Sales Specialist

The IRS Sales Specialist is responsible for managing the sale and transaction of Integrity Rental Services Assets in coordination with IST, IRS, and Corporate Finance. Associate is responsible for working with leaders of various departments to price IRS Homes, coordinate staging and photography, coordinate listing homes in MLS, coordinate repairs and maintenance and coordinate closing. Associate will be expected to maintain a record of the status of each transaction. Associate will be responsible for 50-70 transactions per year across multiple markets including, but not limited to Charlotte, Triad, Raleigh and Charleston. Associate will be expected to communicate with perspective buyers’ agents, and/or perspective buyers. Associate will also need to exhibit a high level of organization to keep all transactions on schedule.

Responsibilities:

• Work with IST Senior leader and Executive of Sales to price each IRS Home

• Work with leader of IRS to ensure successful turnover of property • Coordinate necessary repairs to home prior to listing

• Coordinate Staging and Photography of each home

• Work with Listings Coordinator to ensure homes are input into MLS

Coordinate sale signage being placed in front of listed homes

• Conduct open houses as needed

• Negotiate terms for purchase of IRS homes in conjunction with IST Senior Manager and Executive of sales

• Keep track of and coordinate transaction through to closing

• Coordinate with closing attorneys and provide necessary documents for closing

• Maintain clear communication with all involved leadership internally related to each transaction

• Ensure a smooth and timely sale and close of each IRS home

• Periodically visit homes to ensure they present well Results/Accountability:

• Sale IRS homes in a timely manner

• Keep transaction on track for timely closing

• Update leadership team weekly on the status of each home

• Hold weekly meeting with leadership

Qualifications:

• High school diploma or GED required

• North and South Carolina Real Estate License

• One to three years of experience in sales and/or real estate strongly preferred

• Experience working in MLS preferred

• Working knowledge of Microsoft Outlook, Word, and Excel

• Excellent phone and customer service skills

• Valid driver’s license, current automobile insurance, and reliable personal transportation required for minimal travel in NC, SC, and out of state for trade shows

• Must be able to work at the Corporate location in Monroe, NC 2 days per week

• Must be able to adapt to a flexible work schedule that includes but is not limited to working some weekends in exchange for weekdays

• Demonstrate the qualities and character traits as defined in the Sustainable Competitive Advantage Physical Requirements: • Must be able to remain in a stationary position 80% of the time

• Associate needs to occasionally move about the office to access file cabinets, office equipment, meetings etc.

• Constantly operates a computer and other office equipment

• Must be able to drive as far as 3 hours at a time

Working Conditions:

While performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
