Director of Finance

Department: Accounting and Finance
Location: Monroe, NC

The Director - Finance is responsible for full asset management responsibilities for the rental portfolio, execution of tax-efficient asset sale strategies, long-term capital planning, debt financing, leading the Accounting and Finance function in financial reporting and analysis, rental business reporting, rental investor accounting, rental asset recapitalization and sale, land capital planning and analysis, and project feasibility and analysis. This role also includes direct investor engagement through Juniper Square. The Director - Finance uses professional financial concepts and applies company policies and procedures to advance True Homes’ financial platform in the areas of financial analysis and capital planning. The Director - Finance exercises judgment within defined procedures and practices to determine and perform the appropriate action. The Director - Finance implements the Leadership Charter - establishes team congruency with the True Difference Culture; and demonstrates leadership consistent with the True North Leadership (TNL) Platform; matures their Functional Platform. Demonstrates high levels of team function and ability to execute.

Responsibilities:

  • Demonstrates high levels of team function with other Leaders
  • Provides analysis regarding overheads and direct costs, and leads management team in review of root-cause resolution
  • Works with the Operations Partner – Accounting and Finance in the preparation and maintenance of the annual budget work papers
  • Assesses feasibility of rental investment opportunities and reviews with Executive Team; provides analysis of each project while updating throughout the due diligence process and soliciting feedback and support from market teams as required
  • Coordinates investor communications through Juniper Square
  • Creates and oversees the generation of a portfolio of financial reporting for Rental Investors, with distribution through Juniper Square platform
  • Utilizes and enhances the Land platform tools for Land investment analysis, collaborates with Market Teams on land investment opportunity assessment, and presents and garners Executive Partner feedback on land opportunities
  • For rental projects, secures credit financing (project-specific or lines of credit) for land acquisition, land development, and home starts; ensures financing and equity is in place to facilitate rental closings when homes are complete
  • Leads the procurement of investors for recapitalization and sale of rental assets; identifies potential investors, prepares offering packages, creates and maintains financial models for investors, works with the rental entity members to solicit approval for sale and recapitalization transactions, and assists attorneys and administrative team with the closing of each transaction
  • Reviews weekly operating reports to ensure adequate business knowledge of sales, starts, and closings
  • Performs other duties as needed or required

Results/Accountability:

  • Ensures team congruency with the True Difference
  • Ensures leadership congruency with CPP and TNL Platform
  • Completes Land Balance Sheet monthly reviews with Market Team and Executive Partners
  • Completes rental investment reporting on a quarterly basis
  • Manages rental investment capitalization and sale of assets.
  • Executes capital strategy to align with portfolio growth
  • Ensures investor communication, charter development, and budget accountability

Qualifications:

  • Bachelor’s degree in Accounting and/or Finance required
  • Seven to ten years of relevant accounting experience including financial analysis, general ledger accounting, monthly closing activities, and reasoning skills required
  • Five to seven years of supervisory experience required
  • CPA, CMA or MBA preferred
  • Proficiency in Microsoft Office required
  • Homebuilding experience preferred
  • Knowledge of Sage Accounting preferred

Physical Requirements:

  • Must be able to remain in a stationary position 75% of the time
  • Associate needs to occasionally move about the office to access file cabinets, office equipment, etc.
  • Constantly operates a computer and other office equipment
